Questions & Answers

Buying with confidence

Can foreigners buy a villa in Bali?
Yes. Foreign buyers acquire the villa as leasehold (Hak Sewa): a long-term lease registered by an Indonesian notary. It gives you full use of the villa and the right to rent it out, sell it or pass it on for the remaining term — no local company or nominee required.
How long is the lease — and what happens after?
The lease runs until 2055 (29 years). The contract additionally secures an option for a further 25 years; the extension fee is paid only at that point, at the market rate of the time.
How does the purchase work?
1. A reservation deposit takes your villa off the market. 2. An independent notary (PPAT) verifies the lease, zoning and title — you see all documents before you commit. 3. The balance is paid at the notary on signing, and the villa is handed over. The final price is recorded in Indonesian rupiah (IDR).
What are the running costs?
Figures from our operating UNU villas: fixed costs (cleaning staff, pool, garden, internet, waste, community fee, booking software) of about IDR 3.7 m per month (≈ USD 220). Electricity, laundry and guest amenities depend on occupancy — in total typically IDR 7–9.5 m per month (≈ USD 400–550). On top: the regional 10% tourism tax on rental revenue and a 20% management fee on profit. Every cost is itemised with receipts in your monthly owner report.
Who looks after the rental?
A professional local management company handles everything: listing on Airbnb and Booking.com, pricing, guests, cleaning and maintenance. You receive a monthly report with all bookings and receipts, and your payout.
Can I use the villa myself?
Yes — without restrictions. Most owners block a few weeks a year for their own holidays; the rest of the year the villa earns rental income.
Can I sell the villa later?
Yes. The lease is transferable for its remaining term to foreign or Indonesian buyers, again via notary.
